A - list price is lower than value - get lots of interest. Buyers will bring the sale price up to value
B - list price is at value - buyers are starting to respect and appreciate this approach. You will still get interest and offer(s)
C - list price is above value - these ones take a long time to sell, get few viewings and eventually get a reputation of having something wrong with them.
